Florida homeowners’ insurance policies often exclude key perils like flood damage – and may have higher hurricane deductibles than policies in other states. Also, if your second home is unoccupied for weeks or months at a time, your insurance carrier may consider it higher risk — especially for claims related to theft, vandalism, and undetected water damage.

Important: Be sure to tell your insurance agent that the home is not your primary residence. You may need a special policy for seasonal or secondary homes.

Flood Insurance Is a Must — Even If You’re Not in a High-Risk Zone

Many snowbirds are surprised to learn that flood damage is NOT covered by standard homeowners’ insurance. And in Florida, flood risk isn’t just limited to waterfront properties. Heavy rains, storm surge, or even clogged drainage systems can cause serious flooding in low-lying areas—especially during hurricane season. Even if you’re not in a FEMA-designated flood zone, Palmetto and Manatee County may be vulnerable. Don’t skip this coverage, especially as it can be quite affordable when you are not in a designated “flood zone.”

Key point: Flood insurance is available through the National Flood Insurance Program (NFIP) and private insurers. Rates are based on risk level, elevation, and proximity to water.

Hurricane Season Requires Extra Protection

From June 1 to November 30, Florida faces the annual threat of hurricanes. Most homeowners’ insurance policies include a separate hurricane or windstorm deductible, typically ranging from 2% to 10% of your home’s insured value. This means if your home is insured for $400,000 and you have a 5% hurricane deductible; you’ll be responsible for the first $20,000 of storm-related damage.

Expert Recommendation: Review your policy annually—especially before hurricane season. And don’t forget to check your coverage for wind damage, which may be excluded in coastal areas unless added separately.

Remote Monitoring & Maintenance Matter to Seasonal Residents

Insurance companies often require evidence of property upkeep for second homes. Homes that sit vacant for long periods are more likely to suffer from undetected leaks or mold, burglary or vandalism and pest infestations.
